Waterfront property on a federally managed reservoir has more moving parts than a standard home purchase. These are the questions that separate a confident buyer from one who gets surprised after closing. We know the answers for every property we show — ask us.

Does this property qualify for a dock permit?

Ask this before you fall in love with anything. Kerr Lake is a federal reservoir managed by the U.S. Army Corps of Engineers. Not every waterfront property can legally have a private dock — shoreline classifications under the USACE Shoreline Management Plan determine eligibility, and some areas are designated protected or limited-development zones where new permits won't be issued. If boating access is why you're buying, this is the first question — not an afterthought. We check it on every property before we show it.

Is there an existing dock permit, and does it transfer to me?

A dock permit on Kerr Lake does not automatically transfer with the property sale. The new owner must apply to the Corps of Engineers to have it put in their name. There are also size limits, structural requirements, and expiration timelines involved. Know the status of any existing permit before you make an offer.

What is the actual water depth at the dock site?

Kerr Lake averages 30 feet deep, but some properties sit in shallow arms where dock-site depth drops to 2–3 feet. This is never in the listing. We measure it on every property we take buyers to see, because it determines whether the property actually works for how you plan to use the lake.

Is this true waterfront, lake access, or water view — and what's the difference?

Ask the listing agent to define the water access exactly. These three terms describe completely different ownership experiences at very different price points and resale values. True waterfront means your property line touches the water. Lake access typically means a shared community ramp or dock somewhere else on the lake. Water view may mean no legal or physical access to the water at all. Each is legitimate — but they are not interchangeable. We'll tell you exactly what you're buying before you make an offer.

Is this a cove property or open water — and which is right for how you use a lake?

Ask us this before you start looking, not after. Coves on Kerr Lake are calmer, typically better for swimming and docking, and more protected. Open water and main channel frontage offers bigger views, better fishing access, and tends to command a price premium — but also means more boat traffic and wake. Neither is objectively better. The right answer depends entirely on how your family uses the water. Tell us that and we'll steer you toward the right type of frontage from the start.

What is the septic situation — and has it been inspected recently?

Most Kerr Lake properties are not on municipal sewer. A failed or undersized system can cost tens of thousands to replace, and the drainfield location may affect buildable area. Ask for the inspection history, the original Mecklenburg County permit, and — if possible — a pre-offer inspection.

Is any part of the property in a FEMA flood zone?

Flood zone designation directly affects insurance cost, financing, and what you can build where. An elevation certificate tells you exactly where you stand. Ask for it before you fall in love with the number.

What are the HOA rules, and how do they affect how you can use the property?

Several Kerr Lake communities have covenants governing dock design, short-term rentals, and exterior finishes. Read them before you bid — not after you're under contract.

What MLS board covers this property, and is your agent a member?

The Southern Piedmont Land and Lake Association of Realtors (SPLLAR) is the relevant board for Kerr Lake and Mecklenburg County Virginia. Agents working primarily out of Richmond or Raleigh boards may be pulling from systems with incomplete Kerr Lake coverage or lag on new listings. We are SPLLAR members and have been for decades.

Have you seen the property from the water?

Every listing photo is taken from the house toward the water. None show you the dock approach, the frontage width, the water depth, or the view from a boat — which is where you'll spend a significant amount of your time.
